Buying a house
Before buying property or building a house, you should find out if there are any decisions by authorities that may affect the value of the property or the opportunity of using it. You can check the following with the municipality:
Find out if there is a building permit and by all means look at filed records. Often there are drawings and technical descriptions available. There may also be inspection reports and completion certificates. Find out what prospects there are of extending and what may be planned for the surrounding area.
The municipality has a right of first refusal for all transfers of property, with the exception of developed one and two family properties with a site area under 3,000 square metres. First refusal is examined by the exploitation unit.
If the house has private sewage facilities, you must contact the environmental health office about the sewage conditions.
Remember also that as a buyer you have a far-reaching obligation to investigate the condition of the house. The seller also has an obligation to inform with regard to faults and shortcomings in the house.
